LOW RISE
The project was a large-scale residential development comprising multiple interconnected buildings organized into three main construction packages. Following an earlier suspension of construction activities, the remaining works were tendered by the project owner and awarded to three major contractors, each responsible for a designated group of buildings within the overall development.
Omran Azarestan Co., the founder’s employer at the time, was responsible for three buildings within one of these construction packages. The buildings were at different stages of completion, ranging from outstanding structural works to architectural finishing and completion activities.
Within this package, the founder had primary technical-office responsibility for Building B2, covering its finishing and completion works, while also overseeing structural technical-office activities across all three buildings under the contractor’s scope.

FUNDER'S ROLE
Full Technical Office Responsibility – Building B2 / Structural Technical Office & Coordination – Three-Building Contractor Package
KEY CONTRIBUTIONS
Building B2 Technical Office Management:
Held primary technical-office responsibility for Building B2, including quantity take-offs, estimation, procurement support, subcontractor progress measurement and payment documentation, drawing preparation and review, and coordination of finishing and completion activities.
Package-Wide Structural Coordination:
Held technical responsibility for outstanding structural works across all three buildings within Omran Azarestan’s construction package, beyond the founder’s primary B2 assignment.
Structural Works:
Coordinated and followed up remaining structural activities, including steel installation, stair structures, foundations, reinforced-concrete walls, and other incomplete structural works across the three buildings.
Quantity Take-Off & Material Estimation:
Prepared quantity take-offs and material estimates associated with structural works across the contractor’s three-building scope.
Procurement Support:
Supported procurement requirements by determining material quantities and technical requirements for both finishing and structural activities.
Subcontractor Administration:
Prepared and reviewed subcontractor quantities and progress-payment documentation associated with the founder’s assigned scope.
Technical & Drawing Coordination:
Prepared, reviewed, and coordinated construction drawings and technical documentation required for ongoing structural and finishing works.
